SUNSET LANE RENTAL AGREEMENT
PROPERTY: 97 Sunset Lane, Beaufort, NC 28516

A reservation deposit check is required to confirm any reservation and must be received within 7 days of making the reservation or the reservation will be canceled.  A confirmation email will be sent when deposit is received.  The reservation deposit applies to the balance due.

Balance due at Owner’s residence on day of Arrival in US Funds-VISA, MasterCard, Discover, money order, traveler’s checks, cashiers or certified check.  Personal Checks only accepted if upon owner’s consent, full amount is paid in advance or balance due is received 2 full weeks in advance of arrival date.  Please indicate below how the balance due will be paid.

Key will be in a lock box on front door of said premises. An extra key is in the house. A fee of $15 will be charged for a lost key.

The tenant agrees in consideration of the use and occupancy of the premises herein specified:

1. 1. To use said premises as a residence ONLY.  NO SMOKING INSIDE.  Pets allowed only on prior approval by owners and require a $100 Pet Fee for up to 2 pets (more please inquire).  Please indicate below if you plan to bring a pet.

2. A credit card number is required upon reservation for security purposes. It will not be used if: a) All provisions of the agreement are complied with. b) The condo and contents are left in undamaged condition. (To be determined by owner or cleaning service).

3.It is expressly understood and agreed that the owner of said premises, shall be not be liable for any damages or any injury to tenant or his family or to his family’s property from whatever cause arising from occupancy of said premises by tenant and his family. It is further understood and agreed that owner shall not be responsible for any personal property left by tenant in said premises.

4. It is understood and agreed that owner shall have the right to enter and inspect premises at all reasonable times to insure maintenance and safety of the premises and to show the cottage to prospective tenants or buyer by specific appointment.

5. Every effort is made to keep appliances, air conditioners, etc. in good working order and in the case of a breakdown, we guarantee we will repair any breakdown as soon as possible.

6. A signed copy of this agreement must be received by owner prior to arrival date.

7. Refund Policy:
  • If for reasons beyond our control the unit reserved becomes unavailable, we reserve the right to cancel the reservation and return the any rental monies paid by the tenant within 5 business days of the cancellation.
  • No refund of reservation deposits (20% of Rental Rate) will be made if reservation is canceled by tenant.
  • No refund or rate adjustment will be made for mechanical failure.
